So when Hanley Wood, a leading edge business media and information firm, and DYG research firm, surveyed home-owning baby boomers to find out what they want in their homes, builders were eager to apply the information.&lt;br /&gt;&lt;br /&gt;The Hanley Wood survey, published in part in Big Builder Magazine, indicated that 58 percent of those surveyed wanted to move to a smaller home. More than a third wanted to remodel or move in order to have a single-story home. Instead of a single, large home in one location, 44 percent of those surveyed indicated that they would prefer a second home and split the square footage between two houses, prompting many national builders to reintroduce the vacation home — a smaller, lower-priced home. The number compares to a downwardly revised pace of 4.45 million units in November, but 3.5 percent below the 4.91 million-unit pace in December 2007.&lt;br /&gt;&lt;br /&gt;For all of 2008, there were about 4.9 million existing-home sales -- 13.1 percent below the 5.65 million transactions recorded in 2007. This is the lowest volume since 1997 when there were 4,371,000 sales.&lt;br /&gt;&lt;br /&gt;Total housing inventory at the end of December fell 11.7 percent to 3.68 million existing homes available for sale, which represents a 9.3-month supply at the current sales pace, down from a 11.2-month supply in November.&lt;br /&gt;&lt;br /&gt;“We’ve added 25 million people to our population over the past decade and housing affordability conditions are the best we’ve seen since 1973, but household formation is much lower than expected,” he said. “Consequently, there is a pent-up demand which could be unleashed with the right stimulus, including a non-repayable home buyer tax credit. Lansing, Mich.; Oklahoma City; and Las Vegas. ²&lt;br /&gt;&lt;br /&gt;Yun expects growth in the U.S. gross domestic product (GDP) to contract through the first half of 2009, then stabilize and expand in latter part of the year – lifted by a home sales recovery. “Given the critical role of housing in an economic recovery, we’re confident sufficient stimulus will be offered to bring more buyers to the market,” he said.&lt;br /&gt;Looking at middle-ground assumptions, existing-home sales are forecast to total 4.96 million this year, and then increase to 5.19 million in 2009 and 5.55 million in 2010.&lt;br /&gt;&lt;br /&gt;New-home sales for 2008 should total 486,000 this year, decline to 393,000 in 2009 and then grow to 446,000 in 2010. A total of 33,203 existing homes sold statewide in the third quarter this year; during the same period last year, 31,558 existing homes sold statewide.&lt;br /&gt;FAR reports the statewide existinghome median sales price was $185,400 in the third quarter; a year ago, it was $233,200 for a decrease of 20 percent. In 2003, the third-quarter statewide median sales price was $163,700, which reflects an increase of about 13.3 percent over the five-year period. The median is a typical market price where half the homes sold for more, half for less.&lt;br /&gt;To gain insight into Florida's real estate industry trends, the University of Florida's Bergstrom Center for Real Estate Studies conducts a quarterly survey of industry executives, market research economists, real estate scholars and other experts. Based on the third quarter 2008 survey, the investment outlook for various types of properties remains steady.&lt;br /&gt;"People who have responded to our surveys have not lost their faith in Florida as a place to be and a place to invest," Wayne Archer, director of the center, said. The data is a possible glimmer of hope that the housing slump could be starting to bottom out.&lt;br /&gt;&lt;br /&gt;The National Association of Realtors said Friday that sales of existing homes rose by 5.5 percent in September compared to August, the best showing since a 5.6 percent increase in July 2003, during the five-year housing boom.&lt;br /&gt;&lt;br /&gt;Lawrence Yun, chief economist for the Realtors, said a sales turnaround first seen in California was beginning to broaden to other regions of the country including Colorado, Kansas, Minnesota, Missouri and Rhode Island.&lt;br /&gt;&lt;br /&gt;The rise in September sales pushed activity to a seasonally adjusted annual rate of 5.18 million units last month. Sales were up 9.6 percent on a year-over-year basis before adjusting for seasonal changes.&lt;br /&gt;&lt;br /&gt;By region of the country, sales soared by 16.8 percent in the West and rose a more moderate 4.4 percent in the Midwest and 2.2 percent in the South. Existing single-family home sales — or resales — grew by 80 percent to 768, from 426 a year ago, in the Fort Myers/Cape Coral market. &lt;/p&gt;&lt;p&gt;Condo sales rose 35 percent to 174, from 129 a year ago, according to statistics from the Florida Association of Realtors.  On Marco Island, 31 single-family homes sold, up 19 percent from 26 a year ago. Condo sales rose 5 percent to 41, up from 39 in the same month last year.&lt;/p&gt;&lt;p&gt;[T]he Naples Area Board of Realtors in its own market report showed sales continued to rise in July. AARP examined health and lifestyle habits of residents in cities across the United States. The nations largest nonpartisan organization for people 50 and older has come up with a list of the 10 "healthiest hometowns" for robust living and retirement.&lt;br /&gt;Naples/ Marco Island joins the ranks of standouts such as San Francisco, Boulder, Colo., and Minneapolis/St. Paul, Minn. At the top of the list is Ann Arbor, Mich., followed by Honolulu, Hawaii, and Madison, Wis.&lt;br /&gt;The Sept./ Oct. edition of AARP's magazine is highlighting the healthiest hometowns, and where people live during the second half of their lives can make all the difference for longevity and vitality.Researchers looked at the physical characteristics of metropolitan areas also with nearly 30 health-related criteria, such as life expectancy, physicians per capita, the percentage of the population that smokes, access to health plans and affordable ones, healthy eating and exercise habits. "The area has hung on to its small-town feel: its beaches and art scene (more than 134 galleries in the Vicinity) are often voted tops in the nation," the article said. "And for link lovers, it's heaven: Naples-Marco Island has the second most golf holes per capita in the country.&lt;br /&gt;In our survey, residents got high scores for regular exercise, healthy eating and not smoking, so it's no surprise that the area has one of the lowest cancer mortality rates going. "In the next two or three years, the next wave of the baby boom generation will be looking for a place to retire, and this area will be appealing to many. Despite these reservations, the survey indicates underlying demand for homeownership is healthy. While nearly half (41%) of current homeowners do plan to purchase a home again, 80% of all renters plan to purchase a home someday with 47% planning to purchase a home within the next five years. More people who plan to move will do so for space-related (26%) and life-stage change reasons (17%), such as having children (2%) or downsizing to a smaller residence (9%), not financial ones including an increase in rent (2%) or an expensive mortgage (less than 1/2%).&lt;br /&gt;&lt;br /&gt; The board contends the signs will mar the aesthetics of the quiet estuary and create unsafe conditions by encouraging motorboats to share shallow waters frequented by kayakers and beachgoers.&lt;br /&gt;&lt;br /&gt;Board members directed administrator John Petty to put their opposition in writing to Collier County commissioners and County Manager Jim Mudd in hopes of stopping the plan in its track.&lt;br /&gt;That would be fine with other marker plan opponents beyond Pelican Bay’s borders.&lt;br /&gt;Residents from Pine Ridge, East Naples and Vanderbilt Beach joined the ranks of a half-dozen opponents who spoke out at Wednesday’s meeting at a Pelican Bay community center.&lt;br /&gt;&lt;br /&gt;Pelican Bay resident David Roellig and Conservancy of Southwest Florida environmental science co-director Kathy Worley questioned the wisdom of placing markers in the mouth of a pass with shifting sands. “You put markers out there, sooner or later they’re going to be on the beach,” Worley said. She said some sort of signs to keep boaters in the channel makes sense but navigational markers are another issue. Roellig predicted that navigational markers would encourage overdredging of the pass to keep the channel fixed in place and would lead to coastal engineering problems.&lt;/p&gt;&lt;p&gt;Nobody spoke in support of the marker plan, but a leading proponent sent two e-mails Wednesday to county commissioners and state and federal officials lambasting Pelican Bay’s position.&lt;/p&gt;&lt;p&gt;&lt;br /&gt;Raia cited National Oceanic and Atmospheric Administration publications that say Clam Pass was reported as non-navigable in 1982, is a “shoal drainage canal” and that boaters need local knowledge to traverse it. The U.S. Coast Guard and the state Department of Environmental Protection classify Clam Bay as a navigable waterway. It is legal for motorized boats to use Clam Bay as long as they travel at idle speed, according to county law.&lt;/p&gt;&lt;p&gt;The county plan would install 15 red triangles and 13 green squares from the Gulf of Mexico into Clam Pass, along a winding channel to Clam Bay and then south, under the boardwalk to Clam Pass park, to the Seagate neighborhood.&lt;br /&gt;&lt;br /&gt;The DEP permit that authorizes the mangrove restoration project requires signs to be installed at five spots in Clam Bay that designate the area as idle speed/no wake and caution boaters to tilt their motors up to avoid prop dredging and damage to natural resources.&lt;br /&gt;&lt;br /&gt;Some of the signs were put up without the required permits, and now, the signs are running up against permitting hurdles.
